Landscape Maintenance – Maintenance to Communal Gardens and all areas not deemed private, to include:

  • Grass Cutting
  • Tending to flower beds, shrubbery, trees
  • Sweeping of paving walkways, parking areas, cycle stores etc
  • Collecting of rubbish from all areas

Frequency: Every two weeks in Summer growing season (defined as British Summer Time). Once a month in Winter

Cleaning

  • Cleaning of all communal areas, lights, hallways, stairs etc
  • Vacuuming all carpets
  • Dusting all handrail, skirting, architraves and ledges
  • Cleaning of internal windows to common areas
  • Cleaning of lift car and doors
  • Managing of bins stores/refuse chutes
  • Cleaning of bin stores Frequency: Cleaners to visit and clean each block once a week

Window Cleaning

  • Clean all external windows including patios and windows to balcony areas

Frequency: Bi-Monthly

Water Charges

  • Allow for the charges of all Landlords Supplies for use by cleaners and gardeners

Electricity – Allow for the charges of all Landlords Supplies, to include:

  • External lighting to car parks
  • Internal lighting to common areas
  • Lifts
  • Fire alarms
  • Electronic gates
  • Water pump equipment
  • Entry phone equipment
  • Communal power points

Telephone

  • Allow for charges of all Landlords supplies to the lifts

Lifts – Annual lift contract for

  • 24 hour emergency call out
  • Maintenance
  • Repair

General Repairs and Maintenance – Include maintenance contracts for specialist equipment as well as contingency funds for smaller items of estate maintenance:

  • Water pump maintenance contract with 24 hours cover for emergency call out and repair
  • Specialist cleaning of water system
  • Communal TV/Satellite aerial maintenance
  • Fire Alarm system maintenance and checking with 24 hour cover for emergency call out and repair
  • Smoke detector system maintenance and checking with 24 hour cover for emergency call out and repair
  • Emergency lighting system maintenance and checking with 24 hour cover for emergency call out and repair
  • Automatic windows maintenance with 24 hour cover for call out and repair
  • Entry phone system maintenance with 24 hour cover for emergency call out and repair
  • Light bulbs inspected on a weekly basis and replaced as required as part of the cleaning
  • Window cleaning equipment maintenance
  • General repairs and maintenance
  • Replacement planning etc

Insurance

  • To include comprehensive buildings insurance, public liability and specific terrorism cover
  • Insurance relating to passenger lifts

Management fees

  • Fixed fee per annum based on a cost per unit to include for arrangements/contractors to be made available to cover in time of illness/holidays etc

Redecoration Fund

  • Cyclical redecoration of internal and external communal areas

Sinking Fund – Contribution towards the long-term maintenance of the development and replacement of items such as:

  • Communal carpets
  • Communal furnishings
  • Communal lighting
  • Entry phone system
  • Lifts
  • Windows
  • Roofing
  • Bin chute system
  • Cycle stores
  • Electric gates
  • Car park surfacing

Audit Fee

  • Fee for independent audit of scheme accounts

Bank Charges

  • Charges relating to scheme Trustees bank account
  • VAT

    • VAT attracted by the above services in accordance with HM Customs and Excise Ruling at the time of publication

    The following services are not provided:

      Company Administration Costs – Costs relating to the running and administration of the resident owned Management Company, to include:
      • Annual returns filing fee
      • Correspondence with Companies House
      • Inland Revenue
