Maintenance to
Communal Gardens and
all areas not deemed
private, to include:
- Grass cutting
- Tending to flower beds,
shrubbery, trees
- Sweeping of paving,
walkways,
parking areas, etc
- Collecting of rubbish
from all areas
Frequency: every two
weeks in Summer growing
season and once a month
in winter
Water Charges
- Allow for the charges
of all Landlords Supplies
for use by cleaners
and gardeners
Electricity
Allow for the charges of
all Landlords Supplies
to include:
- External lighting to car
parking courtyards
- Electronic gates
Management fees
- Fixed fee per annum
based on a cost
per unit to include
for arrangements/
contractors to be made
available to cover in time
of illness/holidays etc
Sinking Fund –
Contribution towards the
long-term maintenance of
the development and
replacement of items
such as:
- Electric gates
- Car park surfacing
Audit Fee
- Fee for independent audit
of scheme accounts
Bank Charges
- Charges relating
to scheme Trustees
bank account
VAT
- VAT attracted by the
above services in
accordance with HM
Customs and Excise
Ruling at the time of

Company
Administration Costs –
Costs relating to
the running and
administration of
the resident owned
Management Company,
to include:
- Annual returns filing fee
- Correspondence with
Companies House
- Inland Revenue
